Preservation Costs Less Than Development
Tax Software I would like to respond to Joe Carlson's article ("County weighs farm options," Aug. 20) by reminding residents of Northampton County that the development of farmland results in immensely higher real estate tax increases relative to the small increase in taxes it takes to preserve it.

Software Tax Look at the facts and do the math.A conservative estimate of the average number of children who move into each newly developed home in this area is 1.2. It costs about $9,000 per year to educate each child in our area school districts, while the average real estate tax collected from each new home is only $3,500 per year.(While some children will go to private schools, any public school child with special needs will triple the costs of his or her education.)By example, when a developer puts up 50 new homes on a 100 acre parcel, at least 60 children can be expected to enter the school system (1.2 children multiplied by 50 homes). Multiply that by the annual cost to educate each child (60 multiplied by $9,000: $540,000).And multiply the number of new homes by the real estate tax revenue collected by the school district (60 multiplied by $3,500: $175,000).Now subtract the annual costs for education from the annual real estate tax revenue generated by the new development ($540,000 costs minus $175,000 revenue: $365,000 annual deficit).For every 50 new homes that go up, there is an annual school tax deficit of $365,000, which is passed on every year to every resident of every township in which development occurs, including those least able to afford the increase like the elderly, the disabled, others on limited incomes and the unemployed.

Tax Help Do those who oppose preservation of our land have a personal, economic motivation to do so? You bet they do.The income of many developers, engineers, excavators, water and sewer consultants, builders, mortgage lenders and real estate agents is directly proportionate to the number of new subdivisions that occur.It would be naive to imagine that the majority of people working in those capacities would put the interests of the rest of the community above their own economic interests.I don't mean to demonize those professions, but I would like to point out that the pressure to develop is great and therefore the need to preserve land must match it to make any meaningful headway.
